It's right on the water, has lovely restaurants and bars, and provides a pleasant atmosphere.  

Great restaurants and bars, beautiful city parks, good beer, legal weed, 300 days of sun, proximity to the mountains.

I drive by so many commercial properties (abandoned hotels, restaurants, and etc) on my work and looked up owners of them but I don't know anyone who invest in these types of properties.

However, before you buy a first rental home you have to consider the right location, look for places with lower property taxes, highly-regarded schools, and amenities such as parks, restaurants, shops, and public transportation.

This particular property is on a corner lot, about 25 yards from a main busy road which is full of restaurants and an HEB (grocery shopping) / WF bank (with 1-2 minutes). 

Collingswood is highly desirable for singles and young professionals who work in the city because of Patco and local attractions (restaurant, coffee shops, bars, etc).

So I bought a piece of property for $50k (owned personally) and developed it into a restaurant (LLC invested $125k).

Besides that I think offering/creating a local guide (best restaurants, stores, etc near by) and mentioning that you will share upon booking could be a nice value add.

My condo is 15 min from downtown Dallas, alot of restaurants, 10 min from University of Texas Dallas, and couple of big hospital!!!
