This was a "full gut" but man did I buy this one right at the bottom of the market.Now it's my Airbnb What made you interested in investing in this type of deal?

My gut feeling is that like you said, just go work for a contractor and get some real world on the job experience and learn on someone else's dime.  

Have learned a few important points along the way.Credit score minimum 600                No evictions for the past 5 years    Bad rental history is a definite no Income must be three times the rent Solid Job history - at least one yearSometimes it’s just a gut instinct.  

I trust my gut, and it tells me we're in for some s**t in the coming years.

If your property only needs new paint, the cost per square foot is going to be much different than if it needs a gut rehab. 

This is my third total gut flip, but I haven't considered selling anything pre-market, so I'm curious to hear everyone's thoughts.
