I personally wouldn't over complicate your lending with commercial style loans (and guessing you wouldn't qualify unless you were doing some type of multi-family or portfolio project).

how does eliminating the commission help the seller.. the wholesaler needs to deduct resale commissions for his buyer plus his fee so this is why sellers get LESS money by far on the wholesale route.. plus wholesalers are going to march buyers through the house just like a realtor would and wholesalers don't close quicker than 30 days either.. the only thing would be maybe they have cash buyers.. that's it.unless its a hoarder house or wont pass a lending inspections.. no way wholesale is a benefit to a seller that knows market.I always chuckle how the wholesalers hammer on no commissions I guess these sellers are really uneducated to plain dumb..

Here is what sticks out to meproperty taxes seem very low, try and verify on assessors website.always assume there are some repairs, even if its just cleaning carpet and mending a few drywall errors.i try and add in at least 1k-ishverify interest ratesmy local area is climbing to almost 4.5 and 5%closing costs as wellunless you have records of utility's guess higher then you would normallyHope this helps i cant really say more without knowing more.

One of the couples living there had their mother sign the original lease as the tenant and  next to her name was the couples first names,  I guess a form of co-signer.
