litigation will eat up much of your 75k you stand to lose..I would want to know if there is a attorneys fee clause if you win and even if you do win.. sometimes the judge just gives you a grand or so.. 

I have it in my head that I will save my money to about 30 grand.

What @Steve Babiak says is my understanding - the "agent" doesn't have to be someone grand or with a license or a company.

Same with the one I optioned at 5.5 million owned for years.. and hopefully my grand kids will be saying grand pa was smart he bought this stuff years ago and now we are going to get fat trust accounts.. thanks grandpa.

I bought my first duplex in Englewood/ Greater grand Crossing area.

Hey @Kendall Moore - We have two properties currently in grand crossing and to be honest, we aren't that happy with them.   

We bought a really cool old stone house on the main road in Casa Grande, Arizona.  

It’s actually pretty simple math .no optimism involved you could do it on a SFH if you bought right Pay ten or so grand for the house . 75 for taxes .30$ for insurance . 175$ for the loan payment ...  

I believe it confirms what you're saying.The areas to the Southeast (Florence, Casa Grande) got hit very hard (-60%).
