Im actually in the process of liquidating my portfolio.

Full disclosure, I'm in Des Moines and pretty well vested as I moved here 4.5 years ago and we have a nice little portfolio of real estate.Your question really got me thinking and I've been researching the population growth, and specifically contributors of immigration the last hour or so. 

That being said, assuming our next purchase is going to max out our DTI, should we prioritize purchasing the owner-occupied property first, and then look to unconventional funding/portfolio loan for the investment property?

My current portfolio mostly consists of duplexes and triplexes in the Greater Boston area.

We are working on pruning the portfolio we build during the last crash, trimming (selling) off outliers that don’t fit well in our criteria and using the proceeds to pay down debt on those that do.

I thought it was better to bring him in as a partner (with skin in the game as well not just sweat equity).
