We do not list in MLS (i have an RE license) but we had found that Craiglist give us tenants faster (and better qualities too, as many out of state folks are moving here too) We do not prequalify, (total waste of our time!)

If not I would file a quiet title action & have Florida gal & current seller stipulate to the lawsuit (much faster than probate)- that should be enough for the title company.

I get it that it takes time to fill out the contract for purchase, get it signed, scanning and emailing to the listing agents --seems to take no more than 20 minutes (a faster scanner might help).

You seem very accomplished.I would think a math grad with a good handle on C and Java would have lots of job opportunities, none of which come to mind immediately but i'm sure it would be very employable, I'm just not sure at what salary but i'd assume 60-80k.I dont regret my first degree although I do regret not being a more diligent and dedicated student when I could learn 5x faster in my youth than I can now.

At best I get a money judgement against the tenant and great, then I have an IOU from a deadbeat.If tenants had to deposit rent up front to contest the unlawful detainer suit, that would make evictions an easier choice.You are right that 'giving time' to a tenant who might play games, is problematic, but when it works it is much faster and less headache than court.
