It's a classic "nuts and sluts" defense.

Perhaps the only thing I need is to retire to Fla. buy a NICE FISHING boat or perhaps an ASTON-MARTIN and just sit in it with a BIG SMILE on my Face

He's 86 years old now and is the best in the world at taking sticky rice, and smashing together raw fish.

The only thing I can think of is the investor is fishing for someone with no experience or knowledge to buy the loans.I have bought and sold loans since the 1960s.

They could be afraid that you or one of the other tenants could be nuts and not show the true colors until after they move in.

Just because the tenant wants to pay and the landlord would love him to pay doesn't mean there is no risk of penalty, especially in this nanny state of Maryland or if the guy turns out to be a nut and he's tearing up the place or releasing roaches (Pacific Heights) and he's all paid up; you'd have a hard time getting him out.
