Specific milestones meaning drywall hung, taped and mudded, or all walls/ceiling/trim painted or Final inspection completed and Certificate of occupancy issued.  

I even sanded the floors myself and it's the last time ill ever do that lol.It was quite stressful living through the flip, but when I finally got it sold with no capital gains (lived in it for 2 out of the last 5 years).

I have already paid the final invoice to the contractor.And the rental unit is located in OH.Do you think I should intervene in order to calm down the situation?

I'd lean on them to do the heavy lifting upfront, then on the back end when the dust is about to settle and your final signature is needed for something, I'd loop in a lawyer at that point (if not earlier) just to keep everyone honest. 

It would be possible for me to fund the rehab without them, but it would be stretching me thin.

@Dom Zebrowski You can't borrow more than the final ARV(after repair value).

Finally I made some changes put a big glass door and made it a study room and listed the house back on the market as 3/2 that's when it was sold.
