Technically speaking they are not part of her original deposit, but likely her dog's damages will be greater than her original deposit.I know it sounds like she is a bad tenant, but i promise that given the location of this unit and the fact that it is only a 525sf house on a 600sf lot, i am ecstatic to have her as a tenant for these last couple of years.

Your next step, aside from intensive financing and investing research/study, is to now take the money you were using to pay down your bad debt and put it towards saving up cash to invest in a DB and for reserves once you buy your first investment property.Difficult to go far in this business without either cash or a cash partner.

You'll be buying nothing but headaches, probably a bad HOA with lots of delinquent dues, so they don't keep the property maintained.As far as small cities and towns, I can't speak to that.
