If the building owner LLC (lower tax bracket) is receiving "income" from a tenant LLC (higher tax bracket) who claims it as an "expense", then he is using this false relationship to artificially transfer the rent amount from a higher bracket taxable income to a lower bracket taxable income.I'm no accountant, but I also thought LLC's had pass-through taxation so I could be completely wrong.I don't know if he is presenting significantly misleading information though.

Right now I dont wont them to call people but I know that some of them specialize in lead generation, but I don't want the  to go to CL and just get me names and numbers bc once I had them get some information about buyers and the leads was crap.I know that not every lead is gold but I would like for all of them not to be junk.I dont wont them to cut and paste from then newspaper or web sites.

However, that 30% equity you are starting out with is based on you rehabbing it to make it that value.F1: This you can do.A2: Traditional bank financing is out, Being an investment and being self employed with low income after tax write offs, so I opt for private or hard money lending with an interest only loan as traditional financing is not currently available to me.F2: This works too, but......here is where the false assumptions, etc... begin.A3: After rehab I now have 40% equity in the home (property now appraises for $233,000).
