@Michael Plante Thank you for this suggestion the reason I was going the route of handyman is because these companies were booked so far out.

Such as a high water-table, or ground that doesn't perk very well, or a big old Maple tree planted right smack over the field lines.

I can see your point, but it would still look fake, and guests want genuine for a variety of reasons! 

If they choose to commit fraud by faking a signature to cash the check, not your problem.We never deal with partial SD when one party moves out, they need to handle it among themselves, and they collect SD from incoming replacement tenant.

Are they real and not a fake person?

My advice: plant a tree every year.
