if the PM gives me the job, it is my understanding that the owner has already paid the monies to the PM.PM is completely responsible for work done and payment.Owners are always arms distance from the vendor!

Hi Jason,I'm sure she will do well in school, butsince you have emotions involved in this decision vs an arms length transaction; have you thought about things like:How much are you willing to "take a hit" if/when your renters (daughters friends) can't pony up with the rent, bring (5) huge "cute" huskies into the place, paint the rooms wild colors, etc...This business works best when it's run like a business, all I am saying though is watch out for your own emotions regarding being too soft (or too hard) because you are "Dad".As in too hard, I mean something like, maybe she gets a new boyfriend and he's a Total Loser, will you hold the rental over her head threatening to kick her out?

assuming its over 4 units - you are in the commecerial loan arena and these are mostly ARM loans requiring large down pmts and havng higher rate/ fees as compared to " residential " terms ...if the proeprty is 4 units or less - 30 yr fixed options should be avaiable

This really helps as you can keep reducing the rates as and when it goes down so even though its ARM you get to enjoy lower rates (perhaps forever)..
