Ignore all the landscape repairs and tell them the lease specifies NO PETS so kitty is OUT immediately.How much of their complaints are their responsibility?

.#2: I would only do an HOA again if the cost of the HOA fees were considerably lower than my own projected maintenance and repair costs for whatever areas are covered by the HOA (e.g. exterior maintenance if it’s a townhome/condo, landscaping, or a pool).

@Will StewartHey WillI can only tell you what I did from experience.. not sure if it’s right or wrong. 1st I added up all my expenses: Utilities, internet, landscaping, mortgage/rent, insurance, etc and divided the total by the number of rooms (this was the minimum amount of money I needed to cover ALL expenses.

I'm generally a pretty positive guy but when you look at world and the overall landscape things could get badly quick.

The landscape is changing in real estate as we speak.

Additionally, I had some age related expenses that totaled $12k Electrical box expansion and chimney pipe replacement.

There are more variables to consider like the utility reimbursements, landscaping, etc, but that will at least get you in the ball park. 

It can be a market that is very "block to block" and really requires either a deep understanding of the area or a trusted pair of boots on the ground who is familiar with the local landscape. if there is any interest in learning more about the city or investment opportunities, I'd love to connect and serve as a resource.
