I wanted to post here and see if anybody has a sample lease contract they have used and has historically worked well for them.

As an exercise, for just cycling through deals on the MLS, what would you do for this property?

For 3k, I can pay an engineer to determine blame with a lot of samples and then try and chase down damages... not worth it. 

I just renewed their lease for another year.Noise is inevitable, and any tenant you have will be annoying at some point... whether it's little feet running across the room, a treadmill, a rolling desk chair, or exercising. 

But every time anyone's had any significant amount of data, and there have been a couple of very large samples posted in the past, this number has been very close.

Is there anyone in the Dallas Market that's not exercising a highly-leveraged strategy, but is still making a competitive ROI with their cash flow?

I would suggest getting a sample deal that one of your partners did within the past few years and use that to show track record.

Scale to get some good properties by exercising 30 year loans in good areas, keep healthy amount of cash to whether capex, long vacancies, job loss.
