Hello BP Community,I am a very fresh (starting my research) from Tustin, CA and it would be great to start networking with people, especially with similar interests and goals. 

For an example some banks want to make at least 84% of the list price. 

For example, I work with one lender who will offer 75% LTV on the purchase price (NOTE : sometimes hard money lenders will require first time investors to stay at 70% LTV) plus 100% rehab so long as the total LTV does not exceed 90% of the purchase price. 

If the HOA is willing to budget some money for fresh paint on all the exterior buildings, it is value-add and will attract more investors like me.

Hi Everyone,After several inspections that I did (4 to be accurate), I start to think that my inspector is not professional as I got used to from other states I bought...The report almost has no photos, most of the data is general for all report (such explanation on the issue that is being tested) and complete areas that he doesnt check (for example in case of rodent - he completely stops the inspection in the room/space/area).From old inspections I did, all reports were with plenty of data, pictures (and one unique contractor in Las Vegas even had price assessment!).

For example would you pay $22k plus $6k in repairs making your all in $28k to get this property?

For Example a 12 unit I'm evaluation is listed for $422K, but my valuation without PM and Cap Ex in the NOI makes it worth about $373K.

With this new development (no pun intended) I would love to connect with some builders who might be looking to meet some new agents or bring in some fresh faces.
