Working with a licensed Realtor - enjoyed the process so much that I also became a Realtor and my partner became a Mortgage Lender, ha!

I enjoy working with people but have learned I want to reserve the right to be more selective.  

They are entitled to two 30-day enjoyments without the bank's permission.

A little background first: wife and I have good jobs as professionals; live in the Los Angeles area; I have a CA real estate broker's license; Wife is w-2; I am self-employed; had a couple condos years ago, but did not enjoy the property management part; have been successfully investing in the stock market for a few years (even this year!)

I have a few rentals and enjoy the real estate, like dealing with numbers and am finding I have a decent knowledge of how credit works.What I really want to know is this something that can be done in tandem with my normal income source? 

We enjoyed living in this property for many years and made many memories there.

Most of the application has been done online, another benefit that I’ve enjoyed simply because it’s saved time and been done at personal convenience.

But we tell our tenants they are for enjoyment use only, for ambience, and not to be used as a heat source.
