Also i just closed on my first duplex and I’m excited to be getting into the rental game making me a landlord at the age of 25 .I’m motivated and looking to expand my portfolio to 1 to 5 duplex…5 to 10 and with god willing i hope i will hit my goal . 

The above aside, I would also argue that is depends on who you are as a person and how self motivated you are to learn.

The biggest question is the one you mentioned.. the motive to sell obviously.

The # of stories, age, construction & sq/ft makes a huge difference.  40 efficiencies could be under 20,000 sq/ft, but 40 2br could be over 40,000 sq/ft, driving more value to insure.We have worked on 5-6 similar sized properties this past month all in different markets, and the pricing fluctuates by 200% between the different markets.  

Coordinating contractors in most logical and efficient order.Challenges were dealing with unknowns and out of touch appraisers

A motivated seller won't mind filling one out.

I am new to wholesaling and I am looking to start advertising to find motivated sellers soon but before I do that I m confused about what information you need from the seller to determine if it’s a viable option to wholesale.
