My opinion is that the easy access to rapidly developing South Loop and Hyde Park is making Bronzeville attractive to buyers who otherwise may not have considered.  

It's an easy, free (except for gas) way to get leads.

I've read that the 2+1 rule is unwritten law, but it seems like that's not a hard law anywhere.I have a 3 bedroom 1 bathroom property and had an applicant that wants to move in with 6 adults total and two children.

Other sources of stress:  divorce (can be searched for by short time of ownership and quit claim deed), probate is not as easy as it sounds and turn around is often >12 months, vacant house...

While the 1% rule seems to dominate our market pricing, many of our turnkey assets do much better.
