State and federal laws have been created just for this......sometimes referred to as rent skimming.....getting someone to QCD their house over to you with No intention of paying their mtg payments......stay far away from this.

The wording in some of the references I was going by seems to say that you can't write off HELOC interest unless it was used to renovate, or improve the home against which it is secured. https://www.irs.gov/newsroom/interest-on-home-equity-loans-often-still-deductible-under-new-law

So the owner may go with whoever makes it easy for them but hey they are not the one putting money in your pocket or worked for the money you already have and whatever you do it is you who will have to work to make things work out well for you not the agent.
