For W2 folks getting started, residential is the easiest way to get started due to lower down payments, costs, etc.

do not sell for 30k. im assuming you bought this property because the number worked and you planned on keeping for 5,10,20. stick to your guns. the hard part was jumping in and your past that. fix the roof when you need to and then you will never need to do it again. or sell in 5 years before you fix the roof and make the new owner pay for it or pay for half
