The home I put under a contract is an amazing home in great condition and the location is fabulous too.

That's the other thought, that I buy in other locations, thinking Maryland where I have three other rental. 

I will, however, be changing locations from the Baltimore, MD are to a beach in North or South Carolina.  

Tenants don't want to deploy property protection and so I always get loss of use coverage so what repairs are needed you can recoup some the lost rents.I've heard people like the panhandle but I'm not familiar myself.

Also the area that the property is located, how much holding costs you have if its vacant, how much deferred maintenance there is on the home and many other variables will factor into when to sell the property.
