I'm trying to start slow and not get overwhelmed with everything but it is going good so far!

Market is slow this time of year and you want to be paying a mortgage rather than rent 

No profit, no room for a down day, no room for a **** up/mistake (i.e. warranty, slow time/winter)  There's alot more to "hourly" charges than just what the guy doing your work is taking home to his family.  

Now we are in Phase 3 in SoCA, and acquisitions interest is not slowing down, but the biggest hurdle is broker/buyer sensitive use market and property knowledge.

@Cody C.How far are they from your townhouse and how deep is your townhouse?

Short sales were very slow to get approved and frustrating for buyers and sellers. 

If you are buying properties that need rehab, make sure the deal is deep enough to withstand price drops.

They are all farm workers, so the work is seasonal and I'm concerned with the drought we are facing now in California we will be seeing a slow down of farm development and thus a loss of farm worker jobs.
