In terms of property management I have zero experience and wanted to get feedback on the hourly commitment so I can determine if I should self manage or get a pm.

You could learn the necessary skills to furnish, market, & manage the other unit.

Even if you manage to be the first person in history to maintain the corporate veil of a tiny corporation.

Make money, save money, buy a house in a neighborhood they believed in, manage it well, and hold it forever.

If you have the time and experience, hiring your own subs (like plumbers, electricians, painters) can save you some money, but you'll need to manage the project yourself.

I have a team of professionals working alongside me including a real estate broker, contractor, project manager and hard money lender. 

These often generate higher income compared to long-term rentals, though they do come with increased management responsibilities.- Improve Property Management Efficiency: Since you handle management yourself, consider investing in property management software or hiring a part-time assistant, even a VA.
