The second identical building by comparison is 265k but has 10, 1 garages that rent for $100 each/mo so the numbers are much better on the second deal, but it was off market.

But overall David has great tips, I think some are more realistic than others - I've never ordered materials from Home Depot and then price comparison shopped and negotiated lower prices.
