He has over 20 years in real estate and my coach has over 25 years, so we're not flying blind here.Just because you can't get over the mountain doesn't mean that you can't tunnel under it!

I am eager to learn and can be easily coached to follow a system.

Keep learning and adding tools to your toolbelt.Anyway, I wish I had a mentor or coach or had done this when I was in college but hindsight is 20-20, I'd have my freedom 10x over of this I'm sure... but it's never too late to start or take action.  

People I coach and advise constantly talk about how hard it is to find good managers.  

In other words, will she give you the data that you will need to negotiate with the bank:-W2s-bank statements-hardship letters-loan statements-etc....If so, myself (along with others) will coach you through the process on this forum if you decide to proceed.Let me know.
