If not then I don't think she can be considered a tenant but check that to be sure.90 days and you will have to check the no cause eviction ordinance because you might have to give her moving fee...

It's pointless to file eviction waste money and for what they are gone... legally ya ,, I'm a stickler for doing it the proper way.. this instance,, it's clear the tenant was gone... and owner had right to secure the property. the owners next recourse is small claims court which we all know is a waste of time. he's not likely ever to see a dime although he'll most likely win the claim. collecting on a judgement is more than likely a lost cause

There is significant value in a tenant who pays $500 on time every month, makes his own minor repairs, and doesn't damage or place or complain, vs a $700 tenant who is always late, makes emergency calls all the time, damages your property, causes problems with neighbors, etc.Unfortunately, you can't raise one person's rent $50 while raising a similar unit a full $200.
