I was told by one broker today that I wouldn’t qualify for over a certain amount on a property because first time buyers with no landlord experience cannot use the rental income from the properties towards their qualification.

Do you still use a regular purchase and sale agreement with the original seller with any included addendums specifically for wholesaling, and are you legally required to verbally disclose to the seller and buyer or do these disclosures just have to be in the contract itself?

My company works directly with 2000 of these contacts and they are considered our "VIP Buyers" and 62,000 of these contacts are vetted active buyers our dispo managers have added to their list.

as a wholesaler, when you get a verbal agreement on final price with a listing agent do i send my purhcase and sale agreement to the listing agent so he can submit it to the seller. or what comes after the verbal agreement part.Does he/she walk over the seller what the terms on my agreements are?
