Remember two things that I was told a long time ago that have proven true:  (1) there is more money floating around our society than you can ever imagine; and (2) the people with the money to invest have just as big a problem as the guys like you who don't have cash but are willing to work their butt's off to make a better life for their kids. 

My only plug for Flipping is that we are in a very hot market right now that might flatten out in the near future so taking as much profits as possible now. 

The sensi-temp burners are only from GE and Hotpoint, they are more expensive and you cannot plug in a traditional burner into these stoves, although any stoves from GE and Hotpoint older than 2012 can use the sensi-temp burners.  

Since the PM will be giving you everything you will be able to just plug it in.

Would it not have been a nice gesture and much easier if the nails bothered the scumbag so much he (or she) could have saved a lot of time and money if they bent their fat aged butts over and just picked up the nails.I received a complaint with a picture (of course) because there was a tiny single weed about 2 inched long protruding onto the sidewalk.The scumbag president of one HOA lived next door to one of my properties.

The lease agreement our tenants sign is about 24 pages and the rental agreements you get at office supplies and form apartment associations is about 3 to 4 pages.I don't believe an attorney will ever create a decent lease agreement for a client because attorneys have some serious issues where regardless of how much you pay them they are not going to sit their butts in a chair for the several hours it really takes to create a rent or lease agreement.
