If this is a business, it needs to be profitable, just it need to be self sustainable and generate cash flow.

But his land is zoned PR-BD Planned Residential-Business District which is up against the school and our land.

Does having the capacity to pull a business loan or business credit card benefit strategy in any significant way?

this is my Aviation partners business up in Oregon city  relevantbuildings.com/check it out his are all approved in Oregon .. but these are not cheap park model MH from MH manufacturers.. he has units on display his yard is between Canby and OC on hwy 99  on the river side of the road.. 

Hello, Bigger Pockets this is my first post so not sure if y'all would respond but I have a couple of questions on my first rental property I'm 24 with my own business that trying to build a REP. this may be a long post sorry                    (side note I'm doing a BRRR without the major renovations i will maybe possibly do a kitchen but its basically turn-key sorry if in the wrong forum) I have about 70k and I am willing to put up to 50k(20%) on a 250k house and have the other 20k as reserves.
