@Kevin Schulte, I like your suggestion of a bonus incentive for high collections. 

I give s $200.00 bonus if they place a qualified tenant in a vacancy within 30 days of a tenant leaving one of my front doors.

I'm looking at a rent raise as a bonus.

Equity is nice to have, but I prefer to invest for monthly cash flow and look at equity as a bonus.  

As an added bonus you'll also avoid the PMI and get slightly better pricing for your interest rate.

I'd say it's a bonus If you list it as 5 br or list it as 3 br with bonus rooms, it all depends on how many people you want living in each unit.. set a person limit so your not stuck with 10 people living in a 5 br home.  

So either put your foot down or keep expecting them to pay late.. honestly a late fee is bonus money.
