My good friend works for an investment company, he came across a deal that he decided wasn't for them, but he sent the seller to me.

Other responses were on-line websites, friends, and craigslist.

So figure 4 to 5k is what you need to offer a lender up front and an interest rate for a low balance loan.. or just get friends to do it or put them on a credit card.

If you have friends who are investors, ask for referrals. 

Main reason would be to diversify and consider other markets where the $/sq ft is less and laws are more landlord-friendly while still cashflowing.

I am getting NON agent access to it tomorrow night from a friend of the homeowner... so I will hopefully know more.
