The issue is the City of Tacoma.The way the house is currently zoned, it isn't eligable for the detached ADU modifications in the garage. 

I have four 6 plexes in Louisville on the same street and they all do not have locks on the main doors, just a handle to open them.I need to add locks so the tenants have some added security.

Also, find out if the main sewage line from the house to the street is original.

The neighborhood is gradually getting better, and our city is crazy desirable for the schools.

Most cities require a "license" to do business in that city.

It could be more valuable to me to be able to vote for city council etc where I invest.

Decide how much money you have access to, & the zip codes, city or state you want to focus on.

I know this post is a little outdated and the property has been sold, but I wanted to add.I went to see a fourplex on that specific street a few years ago (I think it was for sale for around $120k-$150k), it seems like a VERY HIGH CRIME area.
