(Sounds like wishful thinking haha)Has anyone done any deeper research on this new law?

My wife is an underwriter so she has some ideas and I have been researching the internet. 

Trying to listen to podcast, research websites, and read as many books that I can to expand my knowledge.

Research the BRRR method as much as you can and build that wealth portfolio. 

I've been thinking of mailers, but I don't know what gives the most bang for the buck (and the second I started researching, I got bombarded with those little yellow card mailer ads).

I have money saved up, 15k, that I am looking to use to purchase my first property and my credit score is ok at 670. one of my issues is my credit utilization due to credit cards I took out for my business that I maxed out and I also have student loans.now fast forward, I want to get into house flipping and later on buying and holding, probably 5-10 years from now. i have done a lot of research on loans I could utilize including the fha loan which seems to be the most attractive to me however I am aware that I would have to stay in the property for a year before I can do anything.

After researching the cost of mold mitigation, i am estimating a worst case scenario of $35-$40k just to fix this problem.
