Assuming you do not have a ton of money I would not spend money on a website unless I knew in advance the quality of what they have.I would spend more time meeting with other investors and asking them what they find works.

Rentals are not normally of the same quality and condition as owner-occupied properties, so if the comps are for owner-occupied and this is a rental, the value could be less.Good Luck,Mike

You don't have to take wallpaper down to paint, in fact it's way too much extra effort.Should I replace carpet that is old and has some stains"If" the carpet won't clean up pretty nicely, try that first, then get a couple of quotes on carpet of quality appropriate to the market.

I would say over the long term, on average, you will talk to 10-12 people in order to actually show to 4 or 5 prospects, and get 1-2 good quality applications; 7-10 days would be an average vacancy period, assuming minimal change of occupancy maintenance.It really is dependent on your local market, and the specific unit, as I have had MANY same day COO, and MANY six weeks or more, not counting actual repair time.
