When it doesn't, and the Seller gets a high appraisal, I walk away. 

Go get a couple more deals, walk into a couple big real estate companies and ask the lady at the desk that you want to talk to a Broker or a partner of a Broker.   

Things that we see as recommendations to fix after include:- cut back overhanging branches- add railings on stairs- fix cracked/broken driveways or walk ways- repair roof issues - clear debris from outside or inside- upgrade fuses to circuit breakers- repair broken alarm/smoke detectorsYou should discuss the inspection with your agent.

If the tenant is already out and you want to do a walk through not knowing if the tenant is still there, most likely an officer can meet you there.

Realtors are great to work with, you just need to ensure they're like minded and that they "walk the walk"  :) Best of luck to you!

Basically they refused to allow both parties to walk away with a check.We ended up running it as an agreement in the PSA where we did a normal closing and then they provided a wire post-closing.

Walking distance to top-rated school, convenient to most things you'd need, great neighborhood.

Once I make it out there and walk through the building, I will check to see if there are heating units in the hallways.
