I imagine this would be a pain when it comes to plumbing repairs.

I am currently closing on a full rehab in Bethlehem PA in two weeks.

The deposit verification is a pain; I went through it myself a few months ago doing a refi and it was a nightmare because we'd just invested in two private equity deals and had moved money from two brokerages and around 3 different checking accounts to fund the investment right before we applied for the refi. 

Also tell us who you are using please, it might save the next person the pain of getting scammed or at least know what to expect from that lender.

As far as the transaction goes it shouldn't be too painful as she'll be under the lifetime exclusion so everything can be shifted over to the trust painlessly.
