Should i pay the Points?

Hi All,

Im currently in a process of funding a deal with a private lender. the deal is around 700K and he asks me to pay the points in advance and not during the closing date.

Is it normal? 

the lender is providing me a document that if the deal is not going to happen for some reason then i can get refund on the points. 

until now, in all the funding that i had, i paid the points once i got the loan but i must say that it was in smaller amounts.

what do you say? should i pay the points in advance. im afraid of scams...

If I was a gambler I would lay $1000 this is a scam. IMO, NEVER pay points in advance. They should be paid at closing. The only advance fees that might need to be paid prior to closing are appraisal fees. Everything else gets charged at closing.
