I would imagine getting your real estate license would be the way to go... then really no matter what you do... flipping... wholesale... bnh... you're covered... besides it's pretty easy to get your REL... and if you want to be a REI... go all in get your license.

I imagine it will be a great networking event, I hope it work out for you.

Seattle is one of those markets...I can see that as a vet you want to help but it's hard to imagine many landlords passing up market rate rents to do so.

Having just jumped into being a landlord I can't imagine my first experience being a multi-family.......much less a 4 plex, while maintaining a full time job.  

Also  calling the Realtor a scumbag makes me think the problem with the whole situation is on your end and not their end.Also not in a million years can I imagine a mouse problem causing $88k in damage.  

But imagine the rental unit in the duplex is empty b/c you are waiting to find the right tenant...and then the sewer line backs up and you need $3500 to get that fixed.  

As you can imagine and probably know, I've got LOTS of questions! 

For the life of me I cant imagine why someone would pay a cap rate in Baltimore that is similar to a Boston or DC cap rate.  

Imagine if all you did was knocked on neighbors doors daily asking for help and never contributed to actually improving the value of your community by giving back.  

I can't imagine someone crawling in that attic looking for gaps to fill with foam in the July GA heat.
