I would imagine getting your real estate license would be the way to go... then really no matter what you do... flipping... wholesale... bnh... you're covered... besides it's pretty easy to get your REL... and if you want to be a REI... go all in get your license.

Seattle is one of those markets...I can see that as a vet you want to help but it's hard to imagine many landlords passing up market rate rents to do so.

Also  calling the Realtor a scumbag makes me think the problem with the whole situation is on your end and not their end.Also not in a million years can I imagine a mouse problem causing $88k in damage.
