Hi everyone I'm a newbie investor in the West Virginia Morgantown Clarksburg Fairmont area and I'm having trouble finding a title company or Real estate attorney that is investor friendly I've called other wholesalers and tried to find local REI meetings but none of that's worked I want them to look over my contracts before I start having buyers and sellers sign them.

New siding and windows and painting exterior and interior (trying to decide on replacing carpet or removing the carpet for a renter friendly idea), fencing replacing broken garage door and some landscaping. quite alot of hours and Im doing all the work myself which is adding up.

While yoir frIends are buying liabilities, you’ll be actually buying an asset - even more so 2-3 yrs out when both sides rent.

On one hand, you can stop all communications with the tenant and wait for eviction, but it seems like giving them the documentation they need MIGHT help them move faster into a shelter, since they obviously have no other means to move into another property or with other friends.

I think Orange County has a deal to collect taxes through AirBnB and maybe others like VRBO but it's more or less STR-friendly.

A fellow I trust suggested looking first in markets where you have friends/family/boots on the ground who can be local guides, and only going into a market cold if you have no other choice.

Locally, I’m sure you can find an investor friendly firm by asking around the local REIA.
