I have taken my real estate agent course work and plan to take the exam and sign on with a low cost broker to handle my own transactions.

I’ll want to rent it out to other people and possibly add an ADU and do other renovations is this risky with the deed still in her name?

You are off to a great start because you know you don't want to LEAVE your job to do real estate, you want real estate to be a sufficient side car to the job you are already crushing out of the gate.

Ideally, I would love to buy a multi-family property and rent it out, I would consider house hacking but I mainly want to my first property to be one that I can improve on and have it generate income for me.
