Also, there are more experienced financiers on BP than I am (for example, @Jerry Padilla), but I know you can get 10 conventional mortgages in your name and your husband can have 10 in his name (so you've got a long way to go before you have to find alternative lending sources).

I currently have about 12 other commercial loans spread over 3 different lenders, and none required a 1/2 year prepaid taxes.My point would really be simply that what you experienced isn't a federal requirement, so it shouldn't be stated as "universal fact".

Total returns will likely not be as high as you have currently experienced, though if you operate well they certainly can be, but as you point out the cash flow into your pocket will be considerably higher.
