In other areas, you may be able to get a lot for a little less but I would think it would be the rare - very rare - single family lot in a desirable area that would go for less than $450,000.

The comps are out there to support coming close to the ARV that you are advertising if you look at just the lot size and square foot of the home, but all of those homes are superior in that they're newer construction with end-buyer-desired floor plans, have barns or extra garages, and some are even water front.

In 20 years, that 250 credit equals 30,675. at 10%  interest. 3500 rental income puts a market value at about 30,000, that's 60,000+ as an earning asset that was marketed as a rental, say 35,000 but was probably bought for 15K.
