In fact, I am closing on my second property this year and I'm trying to get a mixed use status (allowing commercial operations) - my plan is to essentially convert a SFH into a duplex with an addition in the rear as a car-lot (strictly to obtain a dealer's license) and buy at car dealer's auctions for capital flows into my enterprise.

Be prepared for a lot of complaints on drug deals and break-ins Also get ready for the property manager to rip you off as they nickel and dime you everything. you will start getting random statements every month about maintenance that cost several hundred dollars  with barely any explanation and communication starts to fade away.

They still have all the opportunity to buy it back but i would not want to enter into any type of partnership with them.Be sure you understand the tax rules as to a sale-lease-back with an option to buy as well as Dodd Frank if you're a dealer in the RE business.You can have full control under a TIC by agreement.If you buy this, frankly, dealing with a hoarder can be very trying and you can't really evict for property being inside.
