You may want to put together joint venture partners where you find the properties, you find a doctor or a lawyer who has money but not time or expertise.

The diy route or hiring out projects will all be a learning curve that will help for the next project.

You never know you might find someone to do a joint venture with on the first one, to get your feet wet. 

@Alina Trigub is right - your best option is to syndicate the amount you can handle and joint venture with another syndicate and/or private equity fund for the remainder.

I’d venture to guess that the majority ($) of loans on commercial properties are non recourse.

There are many available online that are created to be very general/broad, so if you plan on going the DIY route I would say finding one of those might suit you best - I am pretty used to adjusting them significantly, so the drafts I have aren't generally applicable without adding to them.

DIY or professional suggestions are both wanted.The reason I ask is because my unit leaks water when it gets really humid (thank you North jersey weather). it only happened once this year, and once last year but I'm curious if there is a general maintenance step I could be taking that could keep this from occurring.

Don't DIY it if you want to pursue it.

In Kansas, my understanding is that you have to have an electrician to tie anything into the breaker box, so you can't DIY much, if any, of this job.
