I'd say a 1031 is the only way I'd sell (for the reason of needing equity) only because chances are with depreciation recapture, you will most likely have a tax bill which could come close to equaling what you'd miss in a re-finance (especially if the appraisal is a large number above what you originally paid for it).-- Your cash flow.

My rule of thumb that has worked well is to think of different words you would use on a Google search - chances are that what you use is exactly what people will use. 

Not only is it killing your chances of finding another renter if you aren't offering stainless and granet but the renters are being trained to skip normal looking rentals.
