Next don't rush it, it should take you 30-90 days to do proper due diligence on a commercial property, if you feel rushed then something is wrong with the deal.

I tell little girls just how adorable they are; I hold the door for my elders, & always let them go ahead of me (even when they take their time); & I stop to let cars out in traffic, allow people the right of way in crosswalks, & politely wave when everyone else beeps at me in appreciation ;0)To say the least some of my ways are a bone of contention for most of my Mass friends that explain to me (over, & over, & over) that my "friendliness" gives off the wrong impression ;0).

The taxes are exactly the same and if you compared the two side by side, there would be absolutely no difference between a sole proprietor and an LLC except that lines C and D are filled in on the schedule C with the entity's name and EIN and the LLC will have an additional expense each year of "Business Licenses and Annual Filing Fees"There is nothing wrong with a disregarded entity and there's no reason to go to extra lengths to have it file its own tax return, but if you're bound and determined, here are two options.1.
