I don't get charged per month for say mowing or garbage.

Charge for it.

We did take a deposit for the two dogs and charged $125 pet rent each month. 

Sewer charges (the most expensive part of the bill...often 3-4x the water bills) are applied to the tax bill the following year. 

Property maintenance companies charge too much, require contracts, etc.I have had exactly seven guests at the cabin so far (since December 17), so I'm no expert.

Don't forget you also charge the tenant for your advertising and all other expenses associated with finding a new tennat.

I have had Title companies charge twice as much as others (forced to use them in the past on some deals), attorney's cost twice as much as my go to, etc.

I primarily want to verify identity and criminal history.Since I can't run an application on the company, I usually charge a higher deposit of double or triple the rent or I will ask them to pay first, last, and deposit.I also try to negotiate a cleaning fee and use my professional cleaner after vacating.

If an outgoing tenant leaves a roach problem, we wanna call a pest control service ASAP and charge it to their security deposit.
