Idea...Have mom list her home, sell it, put the proceeds in the bank in a joint account with you on account.The wait a few months, then purchase another property as an Investment Property with 20% down.Move mom into it, remove yourself from her account, then do a Lease Purchase, (record the lease) structuring it with you giving a credit to pay closing costs and after 12 months of having her making payments to you,  have her refi into her name.

He then strangely texted later saying that he couldn't wait on inspections and needed a 24 hour closing all cash, as 10 days cash with an inspection wasn't good enough.

Spending that much on software would only make sense if you are already actively doing a lot of deals /business and let’s say you spend $50,000 on some software but it’s saving you $150,000 k or something .The gurus want to make it seem like there are a bunch of secrets and only they know them .. and they’ll only tell you if you spend tens of thousands on their programs .

Also wholesaling is tougher than it appears to be successful at it you would likely have to spend hundreds or thousands of dollars on advertising to find seller leads, you likely aren't going to find anything that you can wholesale off of MLS unless you get a huge price reduction, and to do that you would need to find an agent willing to waste time writing many super lowball offers in the hopes that you get something.
