It's important for me to control any lending situation that I enter -- whether it be a note or a hard money loan -- and the amount I would have to fund in NYC either would require me to bring in other investors, and thus lose control, or would require me to tie up too much money in one note, which would be disastrous given the lag to a foreclosure.

However, we will need a mortgage... we’d planned on refinancing building one to build building 2 ... but just realized that it’s owned by the LLC so the mortgage would need to be the LLC... no one is going to lend that kinda money to a year old business that on paper hasn’t made a penny...

And not one that specializes in selling to folks that intend to live there as a primary residence.Also if you lead with the I want to low ball 50 properties to get one.. your going to have a hard time finding anyone who is going to do that.Also you may want to provide your POF and your lending source..

ive been investing a few years now i only do rentals and my brother has been wanting to do the whole real estate thing with me and wants to give me about 10-15K to go in on a property so basically he wants to lend me some money and ill put in the rest of the 20% on a house that's about 120K-135k.

I guess it’s a culture thing when I worked for a big syndicator in the 80s.. they kept having fires .. turned out some of the folks that came in after the war were using the sink in the bathroom to put coals in it and cook their BBQ right there.. it was a mess and this probably pre smoke alarm days..
