What is it's hurricane damage history (insurance costs, move outs due to damage, large out of pocket expenses, etc...)I only see one dumpster, is that sufficient for 12 units (some demographics have so much disposables that they tend to overflow the dumpster....how many times is it emptied per week and is that sufficient to keep debris and garbage from overflowing--because someone has to pick that up--the trash truck men do not.

I'm not saying exact numbers but you should have a sufficient depth of knowledge to walk into a neglected building and have a pretty good general idea what things will cost, and the ability to make a few quick phone calls to again get a general idea where your knowledge is lacking.

I also don't think an LLC is really necessary for a lot of people and an umbrella should be sufficient for the average investor and have settled with a 1M policy.
